Typically, on the Russian market, customers place an order for a general master project (includes the main parts of the sections: load-bearing structures, building envelopes, foundations, electricity, heating, lighting, terrain, etc.) required for putting an object into operation in one project office. Having received the project, the client knows the weight of the building and has an architectural solution.
After that, the long and painful process of choosing a supplier of a pre-fabricated building begins. Knowing the weight of the building, the client tends to choose the cheapest option (the company that gives the lowest cost for 1 ton of lightweight metal structures). The difficulty lies in the fact that, unlike building manufacturers, the design bureau does not set the task of minimizing metal consumption, but often even overestimates the overall weight of the building to speed up the design time. The bearing part of the building and the building envelope are often the most expensive materials in the overall design, so the overpayment is quite high.
In addition, the choice of a project bureau is often associated with an unspoken promise to use the “administrative leverage” to subsequently expedite the approval of the project in local municipal authorities. Even if, before the start of design work, the client preliminarily inclines to the specific factory to the manufacturer, there is no 100% guarantee that this factory will be able to make the building according to the project, as it incorporates construction technologists that are not used in production. For example, the project uses LSGF in the form of galvanized profiles, and the plant produces only a welded beam. In addition, each plant uses specific components and parts that may not meet the requirements of the project.
